Today, Wise Property Tax is 100% free for homeowners — no subscription, no paid tier, no percentage of your savings, ever. We're a small team building toward a future paid tier for power features, but the core appeal toolkit will stay free. We never sell your data and we never take a cut of your tax savings.

It depends entirely on how over-assessed your property is, your local effective tax rate, and the strength of your evidence. Some homeowners see no reduction; others knock thousands off their annual bill. We do not promise a specific dollar figure — we show you the comparable sales and let the math speak.

In most states, a typical residential appeal can only reduce or hold your assessed value, not increase it. Rules vary by state and county, so always read your county's appeal notice and the state property-tax code before filing. We surface the relevant rules for the states we cover, but this is not legal advice.

Drafting the packet with Wise Property Tax takes most homeowners 15–30 minutes. The county's review and any appraisal-review-board hearing typically take 30–120 days depending on your jurisdiction.

The toolkit works best in states where county assessment data is publicly accessible online. We surface county-specific deadline and form information for several large states (TX, FL, GA, NC, NY, IL, CA, AZ, CO and others) and provide a generic DIY guide everywhere else. We do not file on your behalf in any state — you submit, in your own name.

You can use most of Wise Property Tax with just your property address — no email, no account required. We do not pull your credit and we do not sell your information.

Every page and API call is served over HTTPS. Your account and property data live in a managed PostgreSQL database with the provider's standard at-rest encryption enabled. We do not currently hold a SOC 2, ISO 27001, or PCI DSS certification, and we don't pretend otherwise — see our security page for the honest write-up.

Two things: (1) we are free — protest firms typically charge 30–50% of your year-one savings; (2) we are a software toolkit, not a representative — you remain the named protester on the filing, you control the evidence, and you keep 100% of any reduction.

No. We focus on owner-occupied single-family homes and condos. Commercial, multi-family, and agricultural property have very different valuation rules and are not supported.

Great — keep it on file. The homestead exemption and an assessed-value appeal are separate paths, and most homeowners can pursue both.

You do. Wise Property Tax pulls your comps, drafts your appeal letter, and assembles the evidence packet. You read it, edit anything, sign your name, and submit it directly to your county. We do not appear at hearings or sign documents on your behalf.
