How does Wise Property Tax make money if appeals are free?

Our DIY tools are free, forever. Wise Property Tax Pro is a flat $99/yr for licensed-appraiser representation, no percentage cuts. We also earn referral revenue from select lender, insurer, and title-company partners — never from selling your data.

How much can I really save on my property tax?

Will my taxes go up if I lose my appeal?

No. In every state we operate, an appeal can only reduce or hold your assessed value — it cannot increase it. The county is bound by law to honor whichever value is lower (your appeal outcome or your original notice).

How long does an appeal take?

Filing takes under 10 minutes with our DIY tool. The county’s review takes 30–120 days depending on your state. We track it for you and notify you the moment a decision is rendered.

What states do you cover?

What if I do not want to share my data?

You can use Wise Property Tax fully anonymously by entering only your property address — no email, no account. You will not get the dashboard or notifications, but the value analysis and appeal packet are free either way.

How do I cancel?

One click in your account page. We keep no contract, no auto-renewal trick. We email you 30 days before any renewal with a one-click cancel button.

Is my data safe?

Does Wise Property Tax work for commercial property?

Not yet. We focus on owner-occupied single-family and condo properties up to $5M assessed. Commercial, multi-family 5+, and ag are on our 2027 roadmap.

What if I have a homestead exemption already?

Great — we make sure it is on file and not lapsed. We then appeal the assessed value independently. Exemptions and value appeals are separate, and most homeowners can win on both.

How do you determine my home’s fair-market value?

We use a weighted-median of 6–8 adjusted comparable sales within 0.5 mi and the last 12 months — the same method licensed appraisers use. Read our full methodology →
